Site Description: The site consists of a total of approximately 81 acres, 35 on the north side of Bert Kouns and 46 on the south side, both with the same property owner. The north side is zoned C-3 and the South side R-E.
Area Description: This property is located on the north and south sides of Bert Kouns Industrial Loop, east of I-49 in the southeast sector of Shreveport, approximately 8.5 miles south of the Shreveport Central Business District. Bert Kouns Industrial Loop (Louisiana Highway 526) leads east/northeast through the southeast sector of Shreveport to E. 70th Street (LA HWY 511). Bert Kouns also leads west around the south sector of Shreveport and continues west/northwest to I-20 on the west side of Shreveport. Bert Kouns creates a loop around the west, south and east sides of the city. I-49 leads north through the central sector of Shreveport to I-20 and I-49 leads south through Louisiana to I-10 in Lafayette. The primary arteries in the area are populated with a combination of commercial and industrial users. The secondary arteries in the area are populated with a combination of single family residential uses and light commercial uses. New commercial in the immediate area in recent years includes several new medical office buildings in the Villages of Bert Kouns, two medical office buildings with the Regional Urology and ArkLaTex Cardiology to be constructed and a new Brookwood Baptist Church along with a new office complex on Stevens Road are all west of the property. Currently under construction at the northwest corner of Bert Kouns and I-49 is a Moffitt Porche Audi Auto Dealership. A Starbucks, Waffle House, Sherwin Williams and Subway were constructed on outparcels of Eastridge Plaza west of the property. A sonic and a Racetrac Gas Station/C-Store were built just west of the property at Bert Kouns and Linwood.
