Commercial Lease Analysis: “UNDERSTANDING CHAOS AND RED FLAGS IN A COMMERCIAL LEASE” From the Perspective of the Landlord, Tenant and Lender

The course will arm the commercial leasing broker in negotiations from different perspectives of landlord, tenant and lender issues and to better advocate for their client whether office, industrial or retail sectors. The broker will learn the compromising alternatives and identify “red flags” in their client’s decision-making process for more effective lease negotiations.


We will cover the genesis of the Statute of Frauds, new accounting regs that may unravel your tenant and such clauses as: Base Rent, Late Rent Penalty, Holdover, Default and Cure, Acceleration, Measuring Space issues, Assignment and Sublet, profit-sharing, recapture, Options and Renewals, Rules & Regs, Hazardous Waste, Signature issues, Tenant Bankruptcy and Estoppel clauses that can destroy the value of a building in today’s commercial lease document. These clauses can be relevant in student housing leases as well.
